About the Role

We are seeking an experienced Senior Estate Manager to take ownership of a high-profile mixed-use estate in central London. This is a senior, hands-on role responsible for ensuring the estate is managed, maintained, and continually improved to an exceptional standard.

Reporting to the Head of Estates, you will lead day-to-day estate operations, planned maintenance, refurbishment projects, and health & safety compliance across a diverse commercial and residential portfolio. You will also manage a small team and work closely with internal stakeholders, tenants, and external consultants.

Key Responsibilities

Estate & Property Management

  • Develop, implement, and manage a comprehensive Planned Preventative Maintenance (PPM) programme across the estate.
  • Ensure all buildings are maintained to a consistently high standard through proactive maintenance and external redecoration programmes.
  • Oversee both reactive and planned maintenance across commercial and residential assets.
  • Coordinate regular inspections including drainage surveys, roof inspections, and vacant property checks.

Refurbishment & Projects

  • Identify common areas and buildings requiring refurbishment or upgrade.
  • Prepare detailed scopes of works and specifications, obtain competitive tenders, and secure approvals.
  • Manage refurbishment and improvement projects from inception to completion, overseeing consultants and contractors.

Health & Safety & Compliance

  • Take ownership of health & safety and statutory compliance across the portfolio.
  • Implement and action guidance provided by the Head of H&S, ensuring all risks are managed appropriately and compliantly.

Financial & Stakeholder Management

  • Prepare and forecast service charge budgets where applicable, ensuring cost control and value for money.
  • Liaise closely with asset management colleagues to align maintenance works with lease events and wider estate strategy.
  • Build strong relationships with tenants, internal teams, suppliers, and senior stakeholders.

People Management

  • Provide leadership and oversight to the Property Maintenance Coordinator, Compliance Assistant, and Head of H&S.

     

Skills, Knowledge & Experience

  • Proven experience as a Senior Estate Manager or Property Manager, with 5+ years’ post-qualification experience.
  • Strong understanding of health & safety legislation and statutory compliance within estate or property management.
  • Demonstrable experience managing a live PPM schedule across complex estates.
  • Skilled in supplier procurement, service charge budgeting, and delivering value for money.
  • Confident and professional communicator, comfortable engaging with tenants and senior stakeholders.
  • Line management experience is desirable.

Working Pattern

  • Monday to Friday, 9:00am – 5:00pm
